Asking prices rose by 0.9% in October, according to Rightmove. That is a 7.8% increase on the same month in 2021, so it’s a good time to sell on that basis.

Finding a buyer could be tricky in the current climate but a few upgrades could increase the demand for your property and get you a better price for it.

Energy bills have spiraled this year and the price guarantee put in place by the government will come to an end in April.

Anything you can do to make your home more efficient or less reliant on fossil fuels could boost its value – though you’ll need to weigh up the costs against the potential benefits.

Installing a heat pump could add value to your home because they are more efficient than traditional gas boilers, reducing your property’s carbon footprint. You won’t have to pay any VAT on the installation of them for the next five years either.

Underfloor heating, solar photovoltaic panels and electric vehicle charging points are other ways you could improve the green credentials of your home and drive the value up.

Loft conversion

However, the most profitable home improvement upgrade in the UK is a loft conversion.

Not only do you get one or two extra rooms on a separate floor, but you may be able to reorganise the layout of your whole home to make it more spacious in other areas.

With a loft conversion, you could knock through the wall to the box room to make a new master bedroom or turn it into an en suite. There are so many possibilities.

We may be heading into winter, but people will easily be able to see themselves enjoying your garden if you put a little bit of work into it.

Whether you introduce some new plants, lay down some decking or erect a pergola with a dining table and chairs beneath it, these changes will make prospective buyers more able to imagine entertaining their friends and family outside in the summer months
